Beacon Academy of Nevada, a state-sponsored charter high school serving at-risk students, had been operating as a tenant in the southern building at 7360 W Flamingo. As the school evaluated long-term solutions, it engaged Hiltz Commercial Group (HCG) to identify new property options while also exploring the possibility of acquiring its current campus.
OPPORTUNITY
The property was not listed for sale. HCG proactively approached the landlord, opened negotiations, and secured agreement on a purchase price and deal terms. The seller required a fast close, which added urgency and complexity to the financing timeline.
RESULTS
The facility acquisition gives Beacon Academy long-term control of its campus and the ability to invest in much-needed improvements. The school serves a highly diverse student body, including:
