I have worked with Michael Hiltz and his team on two selling side transactions representing me as the Seller and one on the buy side transaction representing me as the Buyer. In the first sell side transaction the buyer’s offer was subject to financing and was arguably above comparable comps. Michael worked diligently to assemble the information he knew the appraiser needed to justify the purchase price. His intimate knowledge of what appraisers require and more importantly how to assemble comps supporting the purchase price was the sole reason that deal closed. 

In the second sell side deal Michael identified the party that would most benefit from a purchase and went to work finding a reasonable price acceptable to the two parties. 

In the buy side transaction it was the assemblage of 4 properties. Michael was able to convince 4 separate sellers to move forward as a group. He then set out to work with the City of Henderson on a fast track program as to what would be an acceptable use of the property. He also identified an issue we needed to address with Nevada Power. As a result of this work we early on identified insurmountable obstacles and decided to withdraw the offers.
