PROJECT SUMMARY
Hiltz Commercial Group initially began working with Shadow Hills Church to lease out their 31,772 SF Student Center and 17,647 SF Recreation Center on their nearly 18-acre campus near Summerlin. Hiltz Commercial Group's marketing efforts caught the attention of a prospective tenant, Beach Cities Montessori in El Segundo, CA. After Beach Cities' owner toured the property, he wasted no time by bringing back the rest of his team from Los Angeles to tour the property with the hopes of opening a K-8 private school at Shadow Hills.
OPPORTUNITY
Hiltz Commercial Group identified the strategic importance of the on-site preschool as a feeder for the tenant's planned K–8 school. Despite initial hesitation from the landlord, they successfully negotiated a comprehensive deal that aligned the interests of both parties.
RESULTS
- 66-month preschool lease at $2.50/SF
- 60-month student center lease at $2.15/SF
- Right of First Refusal on the Recreation Center
CONCLUSION
Both leases included two five-year lease extensions. The tenant, now known as Growing Minds Academy, has decided to hire Hiltz Commercial Group to represent their expansion into other parts of Clark County.
