PROJECT SUMMARY
Hiltz Commercial Group began working with Vegas Vista Academy (VVA) before their authorization with the State Public Charter School Authority in 2023. Once the school received its Charter, Hiltz Commercial Group successfully negotiated a short-term lease on behalf of VVA for 13,000 SF of classroom, multipurpose, and office space at Aguilas CFC in Las Vegas for $2/SF.
OPPORTUNITY
Just weeks after VVA opened their doors in the fall of 2024, Hiltz Commercial Group presented the property at 4660 N Rancho Drive in Las Vegas as a permanent location for the school. HCG negotiated a $12,000,000 purchase of the nearly turnkey school property on behalf of VVA. HCG also worked on behalf of VVA to secure bond financing for the purchase through Raymond James, including 12 months of capitalized interest, in addition to $250,000 of charitable donations and grants. VVA will begin operating at their permanent facility at 4660 N Rancho in the fall of 2025.
